OFS is comprised of five core units and areas managed by a Director who reports to the Executive Director of OFS. The core units and services provided are listed below:

Central Plant

Southern University is serviced by a central cooling and heating plant constructed in 1989. It contains cooling equipment providing 3,450 tons of cooling while the heating equipment provides 46,580 MBH of heating. The plant provides heating and cooling to 2,300,000 square feet of campus buildings.

Services: - HVAC Mechanical, painting, carpentry, plastering, lock re-keying and repair, and roof repair.

General Building Maintenance

Systems Maintenance - Electrical, plumbing and air conditioning repair and installation, light bulb replacement, welding and sheer metal work and installation

Building Services - Custodial services, moving and hauling services, paper recycling, emergency cleanup services, setups for special events.

Utility Services - Operation, maintenance, and repair of all underground utilities, including water, chilled water, natural gas, and electrical utilities to buildings all drainage and sewer systems on campus.

Entergy Services - Procurement of energy, management of the Central Plant that generates electricity, chilled water, and steam to provide cooling and heating of campus facilities.

Grounds Maintenance - Trash removal, pavement repair, concrete work, and grounds and tree maintenance.

Construction and Renovation - Architectural services, mechanical, electrical, and structural design and inspection, code compliance review and advise, estimating, scheduling, construction, and renovation.

Office of Food Services Maintenance operates in conjunction with the Office of Facility Services to provide maintenance services for food services - on HVAC systems/plumbing and/or food services equipment.

Access Control (Key Policy) This policy applies specifically to the Baton Rouge campus for individuals who receive the following keys: entrance door keys, lost keys, key security, lock core changes, master and sub-master keys and deposits. Employees requiring an office key shall submit a signed key authorization form to the Physical Plant. The authorization must be signed by the respective College Dean or Chairperson or by the Department Head or Unit Head in non-academic areas. The Physical Plant rigidly enforces all aspects of the Key Control Policy pertaining to the issuing of keys and lock core changes.

Key policies are contained in the Key Policy Booklet: Key policy Procedures as prepared and issued by the Office of the Vice Chancellor for Administration in 1989.

Termination of Employment-Extended Leave: Employees who are terminating employment or leaving the campus for more than thirty (30) days in a situation requiring the Personnel Check-Out Form, or the Personnel Action Form (PAF), shall turn in all University keys in their possession. This will require that departing employees clear their signature card at the Physical Plant before final clearance.
